Telecalling Script for Real Estate: what to say, from the first hello to the follow-up.

Property buyers enquire on three portals in one evening and pick up for the caller who sounds like they read the enquiry. This script is written for pre-sales callers working portal, ad and walk-in leads for a residential project. It is short on purpose: a first call that runs past four minutes is usually a caller talking a buyer out of a visit.

What is a good telecalling script for real estate?

A telecalling script for real estate has five parts: a ten-second opening that names the enquiry the buyer made, two questions on budget and timeline, one line on the project that answers what they asked, a site-visit ask with a day and a time, and a follow-up line for buyers who are not ready. The goal of the first call is the visit, not the sale.

The real estate calling script, part by part

Opening: name the enquiry

When: The first call on a portal, ad or walk-in enquiry, within the hour if you can.

Why it works: Say which portal and which configuration. A buyer who enquired on three portals cannot tell callers apart otherwise.

    Good morning, this is Neha from [Project name] in [Locality]. Am I speaking with Mr Sharma?

    Yes, who is this?

  3. Caller

    You enquired about our 2 BHK on MagicBricks last night, so I am calling to answer that rather than send a brochure. Is this a good time for two minutes?

Two questions before any pitch

When: As soon as the buyer agrees to talk.

Why it works: End use and timeline decide the pitch. Budget comes up on its own once the buyer hears a price; asking it first makes the call feel like a form.

    So I show you the right option: are you looking for yourself to live in, or as an investment?

    To live in. We are in a rented flat in the same area.

    And roughly when would you want to move, this year or next?

One line on the project

When: After the two answers. One line, tied to what they said.

Why it works: Give a number. Callers who hide the price get called back by nobody. Then go straight to the visit.

    For a family moving this year, the tower that is ready by December has 2 BHKs of 1,050 square feet starting at 78 lakh all-in, with the school and the metro inside ten minutes.

  2. Customer

    That is a little above what we planned.

  3. Caller

    Understood. The visit is the quickest way to see whether it is worth the stretch, and I will show you the bank's scheme on the same day. Would Saturday morning or Sunday afternoon suit you?

The site-visit ask

When: Every first call, whatever the buyer said about budget.

Why it works: Offer two slots, not "when are you free". Confirm on WhatsApp within a minute and set the Friday reminder before the next call.

    I will block Saturday 11 am for you. Our site office is on the main road opposite the petrol pump; I will send the map on WhatsApp now and call you Friday evening to confirm.

  2. Customer

    Fine, Saturday.

  3. Caller

    Thank you. Please bring anyone who will decide with you, so we do not need a second visit for the same questions.

The follow-up call

When: The day before the visit, or the day the buyer asked you to call back.

Why it works: A follow-up call opens with the promise it keeps. Reschedule on the call; never say "let me know".

  2. Customer

    Something has come up, can we do next week?

  3. Caller

    Of course. Same time next Saturday, or would a weekday evening be easier? I will move it now so the slot stays yours.

What real estate customers say, and what to answer

“Send me the brochure, I will call you.”
I will send it on WhatsApp right now. Brochures show the floor plan; the visit shows the light in the flat at 11 am, which is what people decide on. Can I hold Saturday 11 for you while you read it?
“It is above our budget.”
Most buyers we met this month said the same on the first call. Two things change it: the bank scheme on the ready tower, and the possession date, which saves you a year of rent. Let me show both at the site, and if it still does not fit, you have lost an hour.
“We are looking at another project nearby.”
Good, then you already know the area. Visit both on the same day; ours is fifteen minutes from theirs and I will make sure you see the same configuration, so the comparison is fair.
“I only enquired out of curiosity.”
That is how most buyers start. Can I ask what made you click on this one? If it was the price or the location, a visit costs you nothing and I will not call again if it is not for you.
“Call me after Diwali.”
I will set it for the Monday after Diwali. One thing before then: the pre-launch price on the second tower closes at the end of the month, so if you would like the current sheet, I will send it today and you can decide in your own time.

Do

  • Name the portal and the configuration in the first sentence
  • Give a real price on the first call
  • Offer two visit slots with a day and a time
  • Send the map on WhatsApp before the call ends
  • Set the follow-up reminder while the buyer is still on the line

  • Do not read the amenities list
  • Do not ask for budget before the buyer has heard a price
  • Do not say "let me know when you are free"
  • Do not promise a discount on the phone

How long should a real estate telecalling call be?

Two to four minutes on the first call. Long enough for the enquiry, two questions, one line on the project and the visit ask. Buyers who want more detail get it at the site, where it converts.

Should I quote the price on the first call?

Yes. A buyer who does not hear a number assumes it is too high and stops answering. Give the starting all-in price for the configuration they enquired about, then move to the visit.

What is the best time to call property enquiries?

Within the hour of the enquiry, whatever the hour. After that, 11 am to 1 pm and 6 pm to 8 pm on weekdays, and Saturday mornings for visit confirmations.

How many follow-ups before I stop?

Three calls and two WhatsApp messages over three weeks, each with a reason: the map, the price sheet, the bank scheme, a new tower. After that, one message a month until the buyer says stop.
